LOCATION
Ataşehir is one of the most central Asian districts in Istanbul. It is surrounded by five different districts: Kadıköy to the southwest, Üsküdar to the west, Ümraniye to the north, Sancaktepe to the east, and Maltepe to the southeast. It has two of the great land routes in the city that connects the Asian and European sides together through two bridges to the south of the strait. Although Ataşehir does not have a coast of its own its surrounded by districts with perfect waterfronts and transportation to anyone of these places is rather simple. Moreover, the northern part of the district is quite close to the forests that surround Istanbul which makes it very easy to have an escapade into the nature from here. The airport on the Asian side of the city, Sabiha Gökçen, is merely half an hour away from Ataşehir and thus this place is perfect for all your needs in Istanbul.
NEIGHBOURHOOD DESCRIPTION
Ataşehir is the up and coming financial heart of Istanbul. It was not really inhabited by many people even a hundred years ago when the region was a huge farmstead. Even until 1988 when the Fatih Sultan Mehmed Bridge was completed there was not much of an infrastructure here. After the opening of the bridge and the consequent building of roads leading in and out of it Ataşehir was left in the middle of an extensive road network, suitable for business and habitation alike. 1999 Earthquake also made many people migrate to this region which was thought to be safer and after 2002 building projects were even more extensive. In short, one can call Ataşehir an extremely new part of Istanbul even though its name in Turkish suggests that it is the “father of cities”. Ataşehir is most certainly a fresh new face in Istanbul real estate market but it is on the rise and there is a reason why it on the rise, mostly due to its perfect location for business, and options for expansion.
Life in Ataşehir
Ataşehir is a very upbeat part of the town. Although many may consider the Asian part of Istanbul less alive than the European side that is not the case for Ataşehir which can be considered as the Maslak of the Asian side businesswise and Levent of the Asian side shopping wise. Of course, there is more to Ataşehir than just shopping and business, but one must understand that the area specializes in both and does them really well. Furthermore, because the region is so newly inhabited, all the projects are new, strong, modern, and quite huge. If you are into living in huge apartment complexes with plenty of options to have great neighbours, you are in luck as that is exactly what Ataşehir offers its inhabitant. With its many skyscrapers and modern buildings as well as countless parks you will always feel like you are living in a properly modern cityscape during the time you spent in Ataşehir.

HOUSING MARKET DESCRIPTION
Since Ataşehir is home to many malls, offices, and companies, there are not actually a huge amount of land left for actual housing thus the real estate prices maybe a little higher than expected. However, Ataşehir is one of those regions where one can be certain that they will get their money’s worth back in a relatively short time, and if they wish to live there, they will be happier than most other districts in Istanbul. Moreover, since it is a newer part of town, you will be living in some of the safest and most well-made buildings in all of Istanbul if not the entire Turkey. There are plenty of reasons to buy your next house in Ataşehir so you one should start searching for one as soon as possible.
Housing Prices
For about 480.000 TL you can get a house that is 100 metre square. This is the approximation you can find in Zingat’s report on the district but of course this figure can vary in different researches. This is not an outrageously high price in Istanbul so that is good news, but what is better is the rather quick recovery rate of your initial investment. In only about 18 years you can get your investment fully back if you keep renting your house in this period. That is of course a bonus to the actual increase in price of your real estate which is also a lot in the region. In the last 5 years alone the prices in the region went up by about 70 percent, which is simply outstanding. In the last month alone the prices have increased by almost 2 percent which means that the increase in prices are still ongoing and are expected to last for a long time. It would be wise to invest in Ataşehir as soon as possible as it is a rising star and it will carry those who invested in it along with it to the skies.
